How Much will my sale or purchase cost?

 

We charge on a fixed fee basis with no hidden charges.

 

Costs for a domestic conveyancing matter range from £375 plus VAT to £1,500 plus VAT depending upon the property price and whether the property is freehold or leasehold; our example fees are show below.

 

(example: sale at £150,000 with a mortgage of a registered title)

Land Registry fees     £95 - £190

How long should my sale or purchase take?

 

This is determined by many factors but usually a sale or purchase can be completed in around 6-12 weeks.

 

What do we do?

 

For our up from fee we will:

  •  

  • Handle your conveyancing

  • Deal with the title investigation and preparation of a title pack

  • Advise on the title on your mortgage

  • Prepare the contract and transfer deed

  • Meeting with you to sign the documents

  • Deal with your mortgage lender

  • Settle the stamp duty on a residential first home

  • Register your purchase at the Land Registry

 

Are there any additional charges?

 

There may be, as not everything is usual or straightforward. The most common extra charges (including VAT) are for:

  •  

  • Leasehold property £200

  • Title Indemnity insurance £60 and the cost of the Policy

  • Additional Bank transfers £45

  • Declaration of trust £120

  • Stamp Duty  involving second properties (3% Stamp Duty surcharge) £60

  • Help to Buy £250

 

If additional work is required and this will incur further costs we will discuss with you why it is necessary and what options may be open to you before agreeing a fee for that work or carrying out the additional work.

 

Who will do my work?

 

Your work will be carried out by our Mr Craft and his secretaries/ assistants. They will be your main point of contact and are there for you throughout the transaction.
